Grande Prairie was once the seventh largest city in Alberta with a population of 63,166 in 2016, as well as one of the fastest growing cities between the 2001-2006. Nicknamed “Swan City”, Grande Prairie adopted this nickname due to its symbol, the trumpeter swan. This resulted because of the proximity of the city to the migration route and summer nesting grounds of the trumpeter swan. But, in recent years, another symbol by which Grande Prairie is recognized has emerged, and that is the dinosaur. Many paleontological discoveries were made in the northwestern area of the city, which is why they began unofficially adopting the dinosaur symbol.
The name itself originates because of the large prairie surrounding the outskirts of the city. The growth and development of the city itself can be attributed to these prairies. During the 18th and early 19th century, the prairies attracted traders and farmers from all around. To make everything more accessible for these traders, a railway was built and new houses arose. By 1912, Grande Prairie had a bank, a hotel, a post office, and a land office. In 1916, it became the terminus of the Edmonton, Dunvegan and British Columbia Railway and because it became such an important part of Alberta, it was established as a city in 1919.
Today, Grande Prairie still remains a mainly agricultural city, with oil and gas, agriculture, forestry, and food services as the prime economic drivers. These industries also make up the largest percentage of the employment force.
People that are looking for a home in Grande Prairie can expect fairly cold weather. Similar to the rest of Alberta, Grande Prairie has a northern continental climate, with very cold winters and chilly summers with winds throughout the whole year and occasional thunderstorms. However, the seasons are not as cold as they are in some areas of southern Alberta.
At this point in time, Grande Prairie's median sale price is $429,900. This number is determined by finding the mid-point price of all property sold within a specified period of time. For example, if 15 condos sold last month and only 118 detached homes sold in the same time frame, then the median price would reflect the mid-point between the 15 condos and the 118 detached homes sold during that time. At present, Grande Prairie has 174 houses for sale, 36 townhomes for sale and 20 condos for sale.
Grande Prairie has a more versatile real estate market compared to other Canadian housing markets. You can find anything from old houses to new ones, one or two story homes, as well as condos and big estates. What makes the Grande Prairie real estate market so sought after is the affordability. You can find a home in Grande Prairie for anywhere between $250,000 to $700,000, both in the centre of the city and in the natural locations around it.
Looking at the year-to-year statistics, the Grande Prairie real estate market shows steady development, without many differences in property prices between the period, nor differences in the number of properties sold. Although some of the indicators show a decline, it is expected that the Grande Prairie real estate market remain steady, without many fluctuations.

Grande Prairie is home to 9 neighbourhoods, all offering different styles of homes, amenities and all of them coming at different listing prices.
One of the most sought after is Whispering Ridge, a neighbourhood with properties for sale with a few acres of property. This spaciousness allows families to have the seclusion and space they want and need, while still being close to the important amenities, as well as sports playgrounds, churches, and a high school. Of course, because it offers a unique blend of things people want, the property prices here are higher than the rest Grande Prairie, with an average listing price of around $550,000.
For those families that enjoy being close to nature, Bear Creek, golf courses and bike trails, a great neighbourhood choice is Wedgewood. A community just right at the outskirts of Grande Prairie, Wedgewood offers more affordable house prices than Whispering Ridge, but similar size and upscale style of properties. In recent years, new properties were built in this neighbourhood, so there are more home styles and sizes to choose from, and the average listing price is around $490,000 a fair bargain for a home in Grande Prairie that is near nature, but also close to the city centre.
If you’re on the lookout for newer, more affordable properties in the $350,000-$400,000 range, you can stop by and look at some open houses in Pinnacle Ridge. As a new and innovative community with properties not older than 20 years, this neighbourhood offers to its community proximity to many parks, walking and biking trails, a waterfall, a local church, a k-8 public school, and many other useful amenities. Thanks to these, the accessibility to Highway 40, and an affordable listing price of $350,000, Pinnacle Ridge is definitely one of the neighbourhoods to keep an eye on if you’re looking for a new home in Grande Prairie.
For families with children that want to have a great education, O’Brien is the nieghbourhood with some of the best schools in the area, including St. Joseph’s Catholic High School, Charles Spencer Public High School, The Community Knowledge Campus and a few others. It’s a community-oriented neighbourhood with a prime location and a lot of useful amenities nearby, so the property prices here are on the higher end, mostly around $510,000.
