First, we consider each neighbourhood’s value. This doesn’t mean we rank the cheapest neighbourhoods highest. Quite often, there’s a reason for a consistently lower priced-area. Instead, we consider each neighbourhood’s value when compared to surrounding communities, its overall municipality and the Greater Toronto Area.
From there, we examine how well the neighbourhood performed over the last five years. No one wants to buy into a surging pocket that’s only going to deflate as soon as the market slows down, and tracking a community’s momentum helps us assess this sustained growth.
Finally, we created our own economic score for each neighbourhood. We asked local experts — Zolo real estate agents with in-depth, localized knowledge about each community and area — and combined this score with the publicly accessible walk and transit scores.
