With <a href=\"https:\/\/www.zolo.ca\/blog\/2024-canada-housing-market-report\">41% of Canadians<\/a> saving their down payment in an RRSP in 2023, the HBP is a popular choice. But is it the right choice for you? But now that you\u2019re ready to enter the real estate market, how do you use your RRSP for that <a href=\"https:\/\/www.zolo.ca\/blog\/how-much-is-a-down-payment\">down payment<\/a>? Let\u2019s start with the basics.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"who-qualifies-for-the-home-buyers'-plan?\">Who Qualifies For the Home Buyers&#8217; Plan?<\/h2>\n\n\n\n<p id=\"who-qualifies-for-the-home-buyers'-plan?\">The qualifications to be eligible for the Home Buyers\u2019 Plan are pretty simple:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>You must be a <strong>first-time homebuyer<\/strong> who is a resident of Canada<\/li><li>You must have a document stating that you are <strong>buying or building a home for your personal use<\/strong> in the same calendar year that you withdraw your RRSP money (under the HBP)<\/li><li>Alternatively, you can participate in the HBP if you are buying or building a home for a <a href=\"https:\/\/www.canada.ca\/en\/revenue-agency\/services\/tax\/individuals\/topics\/rrsps-related-plans\/what-home-buyers-plan\/definitions-home-buyer-s-plan.html#disability\">specified disabled person<\/a>, even if you or they are not a first-time homebuyer<\/li><\/ul>\n\n\n\n<p>A <a href=\"https:\/\/www.zolo.ca\/blog\/canada-first-time-home-buyer\">first-time homebuyer<\/a> is someone who has not owned a property in the previous four calendar years and has not occupied a home that their spouse or common-law partner owns in the last four calendar years.&nbsp;<\/p>\n\n\n\n<p>For those who qualify for the HBP, there are a few rules to follow. First, if you plan on building a home, the property must be completed and suitable to be lived in before October 1st, one year after you withdraw your RRSP funds under the HBP. The best option is to book an appointment with the financial advisor where you hold your RRSP. Additionally, you can request to withdraw funds under the HBP up to 30 days after your closing date.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"repaying-the-withdrawn-funds\">Repaying The Withdrawn Funds<\/h2>\n\n\n\n<p>Under the Home Buyers\u2019 Plan, you need to repay any amount withdrawn from your RRSP within 15 years. Typically, the repayment starts the second year after your first withdrawal. For example, if you withdrew in 2020, your first year of repayment was 2022.<\/p>\n\n\n\n<p>However, if you participate in the HBP between January 1st, 2022 and December 31st, 2025, the repayment period can be deferred an additional three years. For instance, if you withdraw in 2025, your first repayment will be due in 2030.<\/p>\n\n\n\n<p>To make a repayment, you will need to contribute to your RRSP and designate the repayment on your income tax return. The list considers the advantages and disadvantages of using money saved in your RRSP as part of your down payment.&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">The Advantages:<\/h3>\n\n\n\n<ul class=\"wp-block-list\"><li>You\u2019ve already saved this money, possibly allowing you to buy a home sooner<\/li><li>The funds can be used stand-alone or added to savings to bump up your down payment<\/li><li>The withdrawal is tax-free and interest-free as long as you repay according to schedule<\/li><li>After a grace period, you will have 15 years to repay the loan<\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">The Disadvantages:<\/h3>\n\n\n\n<ul class=\"wp-block-list\"><li>You cannot withdraw any RRSP money until it\u2019s been in your registered account for at least 90 days<\/li><li>You potentially miss out on 15 years of tax-sheltered growth (think compound interest) on the money you withdraw<\/li><li>If you neglect to pay the annual repayment, you will get charged income tax (at your current marginal rate)<\/li><\/ul>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"rrsp-vs-fhsa\">RRSP vs FHSA<\/h2>\n\n\n\n<p>The Federal Government introduced the <a href=\"https:\/\/www.zolo.ca\/blog\/tax-free-first-home-savings-account\">First Home Savings Account<\/a> (FHSA) in 2023 as a way for Canadians to save for their first home tax-free. Similar to an RRSP, any contributions made to an FHSA are tax deductible. FHSA account holders can contribute a maximum of $8,000 annually up to a lifetime limit of $40,000.<\/p>\n\n\n\n<p>You can use both an RRSP and an FHSA to save for your first home. Therefore, if you plan to withdraw funds from your group RRSP to buy a home, check with your plan administrator first.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">What percentage do you need for a down payment in Canada?<\/h3>\n\n\n\n<p>The minimum down payment depends on the property\u2019s purchase price and the type of home you are buying.&nbsp;<\/p>\n\n\n\n<p>For homes under $500,000 the minimum down payment is 5%. The minimum down payment on homes priced between $500,000 and $1,499,999 is 5% on the first $500,000 of the purchase price and 10% on the portion of the purchase price above $500,000.
