In a city known for having the most sunshine year-round and as the third most-diverse place in Canada, Calgary is a great place to explore short and long term.

If long-term is a higher possibility, it can sometimes be hard to decide whether you should rent vs buy in a city like Calgary. For that reason, we did our part to put together a list of the top 10 neighbourhoods to lease to help you gain a clearer picture of what’s best for you and what’s in your price range.

When you’re looking for the best neighbourhood to rent, you might be thinking of a few significant factors. From the cost to the nearby amenities, we’ve considered everything you might need to determine the best places to rent in Calgary, Alberta.

Related content

Rent vs Buy: What’s Right For You

<h2 class="wp-block-heading" id="<strong>evaluating-calgary-neighbourhoods</strong>">Evaluating Calgary Neighbourhoods

To determine whether renting or buying in Calgary, Alberta was the best option; we broke down the data we could find to help in your decision-making process.

On the whole, when you look at the data, it is 50% more costly to buy a home than rent in Calgary. The average cost of a monthly mortgage across all neighbourhoods is $1,989, assuming you put 20% down on a property. On the other hand, the average cost of rent across all communities is only $1,197.

Considering that 32% of Canadians put less than 10% down on their home, this gap might be even more significant. But, of course, this is averaged out across hundreds of neighbourhoods, which doesn’t always give us a clear answer.

Some quadrants of the city provide more relief in cost than others. For example, you can save around $1,625 each month if you opt to rent in the city centre. Whereas, if you opt to rent in the northeast of Calgary, you’ll only save around $218 each month. But, neither of these savings are anything to scoff at.

For instance, if you took even $200 and invested that savings in the stock market, you could make significant leaps in your retirement planning. For example, an extra $2,400 at an estimated growth of 8% (compounded annually) would be worth $16,436.34 after 25 years.

Related content

10 Best Neighbourhoods to Buy a House in Calgary

<h2 class="wp-block-heading" id="<strong>top-10-neighbourhoods-to-rent-in-calgary</strong>">Top 10 Neighbourhoods to Rent in Calgary

Here is a list of the best neighbourhoods if you are renting in Calgary, Alberta, based on our 2021 study.

1. Cityscape, Northeast, Calgary

Walk score: 91

Transit score: 80

Crime score: 35

Average rent: $1,186

It’s hard to find reasons not to rent in this northeast residential neighbourhood.
