{"id":11529,"date":"2019-05-23T09:38:40","date_gmt":"2019-05-23T13:38:40","guid":{"rendered":"https:\/\/www.zolo.ca\/news\/?p=11529"},"modified":"2022-07-14T22:39:23","modified_gmt":"2022-07-15T02:39:23","slug":"housing-starts-up-vancouver-island-condos-apartments-lead","status":"publish","type":"post","link":"https:\/\/www.zolo.ca\/blog\/housing-starts-up-vancouver-island-condos-apartments-lead","title":{"rendered":"Housing Starts on Vancouver Island Are Up, Condos and Apartments Lead the Way"},"content":{"rendered":"\n<p>Recently released data from the Canadian Mortgage and Housing Corporation (CHMC) shows that housing starts on Vancouver Island are on the rise.&nbsp; Most of the growth is made up of apartments and new condominiums.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"housing-starts-on-vancouver-island-vary-greatly-by-region\">Housing Starts on Vancouver Island Vary Greatly by Region<\/h2>\n\n\n\n<p>Housing starts in the <a href=\"https:\/\/www.zolo.ca\/victoria-real-estate\">Greater Victoria Area<\/a> continue to rise.&nbsp; They have increased 66.1% on a year-over-year basis.&nbsp; And they have increased by 21.3% since January of this year. Most of that growth happened with new apartments and condominiums. These saw an increase of 118.8% on a year-over-year basis.&nbsp; Since January, the increase is 34.8%.<\/p>\n\n\n\n<p>This increase took place despite a significant drop in <a href=\"https:\/\/www.zolo.ca\/saanich-real-estate\">Saanich<\/a> (Vancouver Island&#8217;s largest municipality).&nbsp; There, housing starts dropped more than 45% in the same period.&nbsp; Saanich saw a drop from 224 housing starts to 129 on a year-to-date basis.<\/p>\n\n\n\n<p><a href=\"https:\/\/www.zolo.ca\/oak-bay-real-estate\">Oak Bay<\/a>, another major community of Greater Victoria, also saw a 47% decrease of new housing starts on a year-to-date basis.<\/p>\n\n\n\n<p>If we only take a look at the City of Victoria, we see that the number of housing starts jumped from 13 to 347 on a year-to-date basis.&nbsp; Most of that growth is made up of 331 apartments.<\/p>\n\n\n\n<p><a href=\"https:\/\/www.zolo.ca\/nanaimo-real-estate\">Nanaimo<\/a>, <a href=\"https:\/\/www.zolo.ca\/courtenay-real-estate\">Courtenay<\/a> and <a href=\"https:\/\/www.zolo.ca\/parksville-real-estate\">Parkville<\/a> are also experiencing a significant increase in housing starts.&nbsp; Currently they are showing increases of 64%, 82.4% and 138% on a year-to-date basis respectively.<\/p>\n\n\n\n<p>On the other hand, <a href=\"https:\/\/www.zolo.ca\/campbell-river-real-estate\">Campbell River<\/a> reported a drop of 43.1%.&nbsp; <a href=\"https:\/\/www.zolo.ca\/duncan-real-estate\">Duncan<\/a> experienced a decrease of 50%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"no-surprises-here-for-chmc-analyst\">No Surprises Here for CHMC Analyst<\/h2>\n\n\n\n<p>Why are their such wild fluctuations in housing starts on Vancouver Island?&nbsp; Braden Batch, a senior CHMC analyst isn&#8217;t very surprised. He reasons that housing developers are moving away from single-family homes and are building condos and rental apartments instead.<\/p>\n\n\n\n<p>\u201cYou are seeing a demand for more affordable housing and this supply responds to it, says Batch.<\/p>\n\n\n\n<p>This trend is nothing new on the mainland. The demand for apartments and condominiums continues to grow since housing prices remain out of reach for median income earners.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Housing starts on Vancouver Island are up but with significant differences from region to region.
