Sellers, on the other hand, need to showcase the best their home has to offer \u2014 and that&#8217;s the features homebuyers really want in 2022. &nbsp;<\/p>\n\n\n\n<p>While the most desired features can change based on a variety of factors, including the impact of the global pandemic, it appears there is consensus amongst buyers \u2014 depending on age or gender.&nbsp;<\/p>\n\n\n\n<p>In a recent poll conducted by Zolo, more than 3,300 new homeowners and potential first-time buyers ranked various home amenities based on their importance. What we found is that often-promoted features, such as open-concept family space or updated windows, are no longer top of the want list. Instead, homebuyers in 2022 want practical home amenities, such as home gyms, backyard retreats, and dedicated home offices \u2014 space that helps them live, work and play despite ongoing and the potential for future pandemic restrictions.<\/p>\n\n\n\n<p>That said, the survey did highlight how men and women differ in their list of must-have home features.&nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" width=\"1024\" height=\"1398\" loading=\"lazy\" src=\"https:\/\/www.zolo.ca\/blog\/wp-content\/uploads\/2022\/02\/Zolo-Homebuyers-Survey-Men-vs-Women-Wants-2022-1024x1398.png\" alt=\"Infographic: Home features men and women want\" class=\"wp-image-20404\"\/><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"what-men-want\">What Men Want<\/h2>\n\n\n\n<p>When examining the top features \u2014 the must-have list \u2014 and amenities \u2014 would like list \u2014 the 51% of the 3,307 survey respondents who self-identified as male listed the following preferences:&nbsp;<\/p>\n\n\n\n<ol class=\"wp-block-list\"><li><a href=\"https:\/\/www.zolo.ca\/blog\/home-security-smart-garage\">Garage<\/a><\/li><li><a href=\"https:\/\/www.zolo.ca\/blog\/bathroom-renovation\">Main floor bathroom<\/a><\/li><li>Main bedroom with en suite<\/li><li><a href=\"https:\/\/www.zolo.ca\/blog\/home-energy-audits\">Energy-saving<\/a> appliances<\/li><li>Walk-in closet<\/li><li>Updated kitchen<\/li><li>Dedicated office<\/li><li>Smart home (internal wiring for Wifi and smart home connection)<\/li><li>Walk-in pantry<\/li><li>Media\/entertainment room<\/li><\/ol>\n\n\n\n<p>(Read more on the difference between features and amenities below.)<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"what-women-want&nbsp;\">What Women Want&nbsp;<\/h2>\n\n\n\n<p>Of the 3,307 survey respondents, 49% self-identified as female. Based on their answers, the top housing features and home amenities that appealed to women were, in order of preference:&nbsp;<\/p>\n\n\n\n<ol class=\"wp-block-list\"><li>Garage<\/li><li>Walk-in closet<\/li><li>Walk-in pantry<\/li><li>Backyard retreat<\/li><li>Hardwood flooring<\/li><li>Updated kitchen<\/li><li>Main bedroom with ensuite<\/li><li>Smart home (internal wiring for Wifi and smart home connection)<\/li><li>Dedicated office<\/li><li>Fireplace<\/li><\/ol>\n\n\n\n<p>The survey responses indicate that women prioritize creating a home where people can gather safely and comfortably. The backyard retreat, which may or may not include outdoor kitchens or deck space, and the fireplace highlight the desire for safe gathering spots and an emphasis on spending a relaxing cozy time spent inside and outside.&nbsp;&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"the-ideal-home\">The Ideal Home<\/h2>\n\n\n\n<p>Despite their differences, men and women did agree on quite a lot when it came to the ideal home. In fact, there was quite a bit of consensus amongst all generations.&nbsp;<\/p>\n\n\n\n<p>So what exactly do homebuyers want? While every homebuyer is different, the survey revealed several common features considered desirable. The biggest difference was the number of bedrooms and the overall size of the ideal home. For instance, Gen Z (also known as post-millennials) and older Gen Xers (those aged 45 to 56) considered a four-bedroom home ideal, while all other generations were content with a three-bedroom home, on average.<\/p>\n\n\n\n<p>While most Canadians uniformly ranked a garage, walk-in closets, and three bathrooms as ideal features to have in their homes, there were many points of divergence.&nbsp;<\/p>\n\n\n\n<p>For instance, Gen Z (also known as post-millennials) and older Gen Xers (those aged 45 to 56) considered a four-bedroom home ideal, while all other generations were content with a three-bedroom home, on average. A smart home was ideal for Gen Z, centennials, millennials, and those in the silent or greatest generations (aged 76+). In the survey, 34% of respondents indicated that the layout or style of their home was an issue due to COVID-19 restrictions. Quite often, the most desirable amenities will help to increase the value of a property.&nbsp;<\/p>\n\n\n\n<p>While amenities are important, they are not critical. In fact, we think you should consider amenities as \u201cwants\u201d instead of \u201cneeds,\u201d because a homebuyer could still pass on a property with lots of amenities, but lacks critical features like enough bedrooms.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"top-6-most-desirable-amenities\">Top 6 Most Desirable Amenities<\/h2>\n\n\n\n<p>However, if buyers can find all of these features when househunting, other updates, and amenities begin to play a factor in the desirability of a home. The estimated margin of error for the 2022 survey is +\/- 2 percentage points, 19 times out of 20.<\/p>\n\n\n\n<p>The same survey was conducted in 2021, where 1,369 respondents were asked to answer questions about their home buying preferences. This 2021 survey was conducted between January 19 to 22, 2021 and the estimated margin of error was +\/- 2 percentage points, 18 times out of 20.&nbsp;<\/p>\n\n\n\n<p>The first <strong><em>Zolo: Homebuyers Survey<\/em><\/strong> was conducted In 2019 when more than 1,800 homebuyers were asked about their home buying preferences.
