It&#8217;s a technique of land-use planning and a tool by a city&#8217;s planning department to create laws that specify what land areas in a city or county are designated for residential, recreational, industrial or commercial use.<\/p>\n","protected":false},"author":3,"template":"","meta":[],"class_list":["post-3015","encyclopedia","type-encyclopedia","status-publish","hentry"],"acf":{"custom_title":"What is zoning? ","why_important":"<p>Zoning protects land use and value through the use of restrictions. These restrictions can limit the use of the land, as well as the physical properties of the building or the use of the building.
